Vote to pass a bill that to authorizes the building of duplex's, triplex's, and quadplexes in city zoning.

Highlights:

  • Specifies that zoning regulations must be made in accordance with the growth policy and must be designed to secure properties against fire and other hazards, promote Public health and public welfare, facilitate adequate transportation, and several zoning regulations regarding safety and community (Sec. 1). 

  • Specifies that in adopting zoning regulations municipal councils shall consider multiple factors such as light and air quality, character and particular suitability in respect to the the surrounding community, Promotion of urban growth and development, and maintenance of the value of buildings (Sec. 1).

  • Authorizes that in cities with over 5,000 people, duplex must be allowed in zoning lots where single family homes are allowed 

  • Defines duplex housing, family unit, and single family residence (Sec. 1).

  • Requires regulations be followed in case the properties do not meet the required height and width according to the new zoning regulations (Sec. 2).

  • Requires that if there be preexisting regulations regarding building requirements that conflict with the new ones, the old regulations (Sec. 2). 

  • Authorizes the changes to go forth on January 1, 2024 (Sec. 3).
