Title: Prohibits Landlords from Evicting a Tenant without Cause
Vote to pass a bill that prohibits landlords from terminating month-to-month tenancy without cause.
Authorizes tenants to terminate their tenancy by giving the landlord written notice 30 days prior to the date designated in the notice (Sec. 1).
Authorizes the landlord to terminate tenancy of an individual at any time during the first 6 months of an individual’s tenancy by giving notice in writing no less than 30 days prior to the date designated in the notice (Sec. 1).
Specifies that landlords may avoid to make a tenant an offer to renew a fixed-term tenancy by giving the tenant written notice at least 90 days prior to the tenancy’s ending date if (Sec. 1).:
Renovations will be started that would make the dwelling unit unsafe;
The landlord intends to convert the unit to a use other than residential use during a reasonable amount of time;
The tenant’s dwelling unit has been purchased by another individual or;
The landlord intends to demolish the unit within a reasonable timeframe.
Requires a landlord terminating a tenancy under aforementioned conditions to give notice to the state and pay the tenant an amount equal to one month’s rent at the time of tenancy termination (Sec. 1).
Specifies that the penalties for an illegal termination include payment to the tenant worth 3 month’s rent in addition to damages suffered by the tenant as a result of tenancy termination (Sec. 1).
Authorizes governing bodies of cities to implement rent-stabilization programs (Sec. 2).
Authorizes a process for landlords to petition for higher rent when necessary (Sec. 2).
