Vote to repass a bill, after having concurred with Senate amendments thereto, that authorizes real estate brokers to place a lien on commercial real estate for unpaid compensation for professional services in connection with leading or attempting to lease commercial real estate, provided that such compensation was set forth in a written agreement.

Highlights:

-Requires real estate brokers to give the owner of the property at least 30 days notice of the intent to file a lien with the county clerk (Sec. 1). -Requires real estate brokers to make a "good faith effort" to attempt to resolve the unpaid commission through mediation, which shall terminate after 30 days if the dispute is not resolved (Sec. 1) -Specifies that no lien shall hold the property longer than 6 months after the recording of the notice of lien, unless an action to foreclose the lien has been commenced within that time (Sec. 1).

NOTE: THE LEGISLATURE PROVIDES ITS MEMBERS WITH THE OPPORTUNITY TO BOTH VOTE ON WHETHER TO CONCUR WITH THE OPPOSING CHAMBER'S AMENDMENTS AND, IF THE CONCURRENCE VOTE SUCCEEDS, VOTE TO REPASS THE BILL AFTER THE AMENDMENTS ARE INCORPORATED.
