Vote to repass a bill, after having concurred with Senate amendments thereto, that authorizes real estate brokers to place a lien on commercial real estate for unpaid compensation for professional services in connection with leading or attempting to lease commercial real estate, provided that such compensation was set forth in a written agreement.
Highlights:
-Requires real estate brokers to give the owner of the property at least 30 days notice of the intent to file a lien with the county clerk (Sec. 1). -Requires real estate brokers to make a "good faith effort" to attempt to resolve the unpaid commission through mediation, which shall terminate after 30 days if the dispute is not resolved (Sec. 1) -Specifies that no lien shall hold the property longer than 6 months after the recording of the notice of lien, unless an action to foreclose the lien has been commenced within that time (Sec. 1).
